Plumber North Adelaide, SA 5006
About 6km from our Westbourne Park baseInner south and eastern character suburbs
Allmat Plumbing covers North Adelaide, about 6km from our Westbourne Park base through the park lands. This is the oldest housing we work on: bluestone cottages, 2 storey terrace rows, grand villas around the squares, and large houses long since divided into flats. The problem that defines the suburb is access. A terrace sharing walls on both sides has no side passage, so the jetter hose, the camera reel and every length of pipe come through the front door. Marc is a licensed plumber and gas fitter, and texts before he arrives.

Plumbing in North Adelaide
North Adelaide has been built on since the 1840s, and the range of stock inside the park lands ring is wider than anywhere else we cover: workers cottages off the lanes, symmetrical terrace rows, substantial villas facing the squares, and mansions on the terraces overlooking the parks. Much of the suburb is heritage listed or sits within a historic area overlay under the Adelaide City Council, which is a planning fact with direct plumbing consequences. It shapes what may change on a street-facing elevation, and it makes excavating a frontage a conversation rather than a decision.
Then there is the geometry. In a terrace row the party walls run to the boundary, so there is no side passage to carry equipment down and often no rear vehicle access either. Everything arrives through the hallway, across floors worth protecting, and out into a courtyard the size of a bedroom. The sanitary drain typically runs the length of that courtyard and out beneath the building or the footpath to a boundary trap. There is frequently no useful place to dig and no way to get a machine to it if there were, which is why trenchless repair is not a preference in North Adelaide, it is often the only practical method.
- Parking is metered or permit controlled on most streets, so the truck has to be positioned before the work starts rather than moved halfway through.
- Hoses and reels run through the house, so floors and hallways get covered before anything else happens.
- Heritage and historic area controls affect what is visible from the street, including where a hot water unit or a flue can be positioned on a frontage.
- Drains regularly cross boundaries or run under adjoining buildings, so establishing whose pipe has failed comes before establishing what to do about it.
- Many properties still have their original boundary trap and inspection point in the footpath, which is the natural access point for a camera and a jetter.
The last North Adelaide variable is the calendar. On a match or concert day at Adelaide Oval the streets around War Memorial Drive, O'Connell Street and the northern park lands fill early and parking restrictions apply across a wide area. We plan around the fixture list rather than pretending it does not exist, and you get a text with a realistic arrival time before we leave. For an emergency we come regardless and sort out the truck when we get there.
What we get called out for in North Adelaide
Terraces with no side access at all
The defining constraint. With party walls on both sides and a courtyard rather than a yard, a blocked drain has to be reached through the front of the house or from the inspection point in the footpath. It rules out most excavation before anyone starts, and it makes accurate camera work the difference between a targeted repair and a demolition job.
Shared and cross-boundary drainage
Old terrace rows were commonly drained into a single line serving several properties, and later subdivisions left drains running under neighbouring buildings. When it blocks, the argument about responsibility starts immediately. A camera and a sonde locator settle it factually: where the defect is, whose land it sits under, and which side of the boundary trap it falls on.
Cast iron waste stacks in 2 storey houses
Upstairs bathrooms in older North Adelaide houses often still drain through original cast iron. It scales internally until the bore is a fraction of its original size, rusts at the joints, and eventually weeps inside a wall cavity where nothing shows until the plaster does. Slow upstairs drainage and a persistent damp smell are the early signals.
Poor pressure upstairs on original galvanised supply
Galvanised steel corrodes from the inside and the restriction shows at the highest, furthest outlet first, which in a terrace is the upstairs shower. It is easy to blame the street main. A pressure test at the meter against a test at the fixture separates a supply problem from a pipework problem in a few minutes and stops the wrong repair being paid for.
Converted flats on 1 meter and 1 drain
Large houses divided into 3 or 4 flats usually kept a single water service and a single sanitary drain. A leak or a blockage then belongs to everybody and nobody, and a high water bill cannot be attributed to a tenancy. Isolating each flat, testing for a leak on the common service, and filming the shared line is how that gets resolved without guesswork.

North Adelaide plumbing questions
Can you get a drain camera and jetter into a North Adelaide terrace with no side access?
Yes. The camera reel and jetter hose feed in from the truck through the front of the house or from the inspection point and boundary trap in the footpath, which most properties of that age still have. Floors and hallways are covered before anything comes through. The only real limit is where the truck can legally stop, which is why we sort the parking before the job rather than during it.
Our terrace shares a drain with next door. Who pays for the repair?
It depends on where the defect is and how the drainage was set up when the properties were created. A drain serving more than 1 allotment is generally a shared responsibility, while a defect on your own private drain before it joins the common line is yours. The only way to answer it properly is to film the line and locate the fault from the surface, so the conversation with the neighbour starts with footage and a measured position instead of 2 opinions. Anything on the SA Water main side of the connection is not yours at all.
Do heritage controls stop us replacing a hot water system?
No. Replacing a unit is plumbing work, not a development. What the controls affect is what becomes visible from the street: a new flue, a vent or a unit relocated onto a frontage in a historic area can need council consent. In practice the answer is usually to keep the replacement in the same position, or to move it into the courtyard where nothing is visible from the footpath. We work out the location before choosing the unit, because the courtyard clearances to windows and openings often decide which model fits.
The upstairs shower has poor pressure. Is that the street main?
Rarely. In a house of this age the usual cause is corroded galvanised supply pipe, and the symptom always appears first at the highest and furthest outlet because that is where the least pressure was available to begin with. Testing at the meter and again at the fixture tells you which it is straight away. If it is the pipework, replacement in copper or PEX restores it, and on a terrace the run and the access are what set the price, so it needs looking at rather than quoting blind.
Will you still come out on an Adelaide Oval event day?
Yes. Event days make parking harder around O'Connell Street and War Memorial Drive, not impossible, and an emergency does not wait for the final siren. For booked work we look at what is on before offering a time, and either way you get a text with the arrival time before we set off rather than an optimistic window.
