Eden Hills is residential almost end to end. It has a railway station on the Belair line, schools, reserves and very little else, which is unusual for a suburb of its size: residents run up the hill to the Blackwood shops or down Shepherds Hill Road for everything. The bulk of the housing went in through the 1960s and 1970s, cut into slopes that a builder today would think twice about, and it has been steadily extended, decked and renovated ever since.
The defining feature is the relationship between the house and the road. Where the house sits below the street, the driveway runs down to a carport and everything the block sheds arrives at the back of the house: roof water, driveway runoff, and seepage out of the cut behind the retaining wall. Where the house sits above the street, the opposite applies, and both the sewer connection and the stormwater have to be carried a long way down the block to reach anything. Neither arrangement is a problem in itself. Both punish drainage that was installed cheaply.
Access is the other constant. Eden Hills driveways are long, steep and frequently narrow, with a tight turn at the top. A drain camera and a jetter both work perfectly well from the street, so a truck that cannot get down to the house is an inconvenience rather than an obstacle, but it changes the hose runs and it is worth mentioning when you book so the right gear comes out the first time.

Eden Hills plumbing questions
Our Eden Hills house sits below the road and water ends up at the back door. Is that a plumbing job?
Partly. The plumbing part is the stormwater system: the downpipes, the graded lines, and whether they reach a legal point of discharge instead of a soakage pit that filled in decades ago. The rest is surface drainage above the house, which means intercepting driveway and cut-bank water before it reaches the building. We will tell you which portion is ours, because sealing a wall against water that should have been diverted 10 metres uphill never holds.
The pump under our downstairs bathroom is alarming. Does it need replacing?
Usually not on the first alarm. The common causes are a float switch stuck on debris, a jammed cutter in a macerator, a blocked vent that stops the chamber breathing, or a non-return valve letting discharge fall back. Each is a service, not a replacement. The units that do need replacing are the ones that have been alarming intermittently for a year and nobody looked.
Can you get equipment down a steep Eden Hills driveway?
Where the driveway takes the truck, yes. Where it does not, the work still goes ahead from a street position, because the jetter and the drain camera both run on reels and the limit is hose length rather than parking. Mention the access when you book. It changes what comes off the truck, and it is the difference between clearing the drain that day and coming back.
Our water bill jumped but we cannot find a leak anywhere.
On a sloping block that is the normal experience, because the water surfaces downhill of the break or soaks straight into the fill behind a retaining wall. Start by isolating: shut the house stop tap and watch the meter. If it still turns, the leak is between the meter and the house, which on an Eden Hills property can be a long, buried run. Is 1970s drainage due for replacement just because of its age?
No, and nobody can tell you either way without putting a camera in the pipe. Plenty of drainage from that era is still structurally sound and simply needs the roots cut and the grade checked. Replacement is justified by what the footage shows: a collapse, a dropped joint with a real step in it, or a run so far out of alignment that solids will keep stranding. Age alone justifies an inspection, nothing more.
