What South Australia requires of a rainwater tank
Since 2006, new houses in South Australia have had to include an additional water supply beyond the mains, and in practice that has almost always been a plumbed rainwater tank connected to at least one of 3 things: a toilet, the water heater, or a cold water outlet in the laundry. The specification sets both a minimum stored volume and a minimum area of roof feeding it, so a token tank hung off a carport gutter does not satisfy it. Check the figures current for your build, because they are the numbers your certifier will use.
What trips people up is the boundary between what anyone can do and what has to be done by a licensed plumber. It is not about the size of the tank.
- A tank on its own base with a gravity tap for the garden is not notifiable plumbing work.
- Connecting the tank to any fixture inside the house is licensed sanitary plumbing work.
- Any mains top-up arrangement is licensed work, because it creates a potential path from tank water back into the drinking supply.
- The overflow has to run to a legal point of discharge, which is a plumbing connection, not a hole in the garden.
Sizing a tank against real Adelaide rainfall
Yield is arithmetic. Multiply the connected roof area in square metres by the annual rainfall in millimetres, then by about 0.85 for what is lost to first flush, splash and evaporation. The annual number is the wrong number to design against, and it is where most tanks get sized badly. Adelaide takes the bulk of its rain from May to October and then goes months with almost nothing. The tank is the least interesting part of the job. Everything that decides whether it works for 20 years sits around it.
